2025 Annual Election – Candidate Form for open board positions

Dear The Boulders Condominium Association Property Owner:

BOARD NOMINATIONS – EACH OWNER SHOULD CONSIDER AT LEAST ONE TERM ON THE BOARD. Please get involved! There are FOUR (4) open board positions.

Enclosed with this letter is a Nomination Form. We hope you will consider serving the community and will submit your name for the board by completing, signing and returning the enclosed form to Associa Sierra North For your name to be placed on the election ballot, completed nomination forms must be returned to Associa Sierra North by October 3, 2025 by 5pm. The Board of Directors consists of five (5) Directors who manage the affairs of the Association. The board meetings are generally held quarterly. Each meeting is approximately 2 hours long or shorter.

Each candidate who has submitted a nomination form for election as a member of the executive board may request that the association send a candidate informational statement. If you wish to include a candidate statement, please return it with your nomination forms to be sent together with the ballot. Please note that the following candidate statement requirements apply: 1) Must be no longer than a single, typed page; and 2) Must not contain any defamatory, libelous or profane information.

These forms can be submitted via email, dropped off at managment, or via US mail. Should you have any questions, please email jharkey@associasn.com

Any member that is not signed up for electronic communications will be mailed the form via US Mail.

HOT TUB / SPA

Hello all,

Please be aware that the HOA is in the process of changing the sand filter at the pool/spa. The spa may appear hazy because of this, but we wanted to ensure you that it is safe and should be corrected soon. The chemistry of the water is safe.

Architectural Committee – sub committee members needed – please read below if interested

Hello Boulders Owners,

We have started a sub group of the Architectural Committee to research options for central Air Conditioning. There are some of us who have West facing units which creates temps between 85-90 degrees indoors which is unsafe and intolerable. 

The goal of this sub group is to offer best options in order to change the CC&Rs which currently do not allow central Air Conditioning.

Truckee Boulders Firewise Community Update, August 2025

Dear Boulders Homeowners and Residents,

We wrote to you last summer about Firewise requirements and wanted to review some of them with you:

  • All residents should have cleared the space underneath their decks of any flammable items that were stored there. Storing items under the deck creates a fire hazard. South facing units on Dolomite that back up to the forest cannot have any items under their decks as these decks will be fully screened this fall.
  • You should have the evacuation map posted in your unit. (Reminder, our Zone is TRK-E32)
  • You should be signed up for Code Red as this will be the major source for information during an emergency. Watch Duty also provides real time information about fires in the Truckee area.
  • Outdoor mats should be fireproof/made of rubber or metal and not made of natural materials.
  • When you leave your unit for an extended period of time, please store outdoor furniture cushions and your propane tank in your garage.
  • If you have any personal plants on your deck or patio, they should be planted in a ceramic pot.

The following projects will be begin mid- September as part of ourĀ Firewise 3 year action plan:

  • All mulch in the five foot zone will be replaced with gravel.
  • Plants in the five foot zone will be removed as part of compliance with upcoming state requirements. There will be some green groundcover left in the five foot zone.
  • Hazardous trees will be removed and other trees will be limbed to mitigate ladder fuel in our community.
  • Some of the decks will be screened to protect the buildings from embers landing under them and causing the building to ignite.
  • Firewise community signs have been posted at both entrances to our community.

These projects are necessary to keep our Firewise certificate and help mitigate our insurance costs. If you would like to read more about Firewise in our community, you can find further information on the Boulders Homeowners Site.

Tree and Shrub Removal (Sep 16-23 2025) to meet Firewise Requirements

Beginning Tuesday, September 16, 2025, Arbor Pros will be removing trees that are dead, too close to buildings, or are crowded together. The trees have been marked with blue paint. This work will continue until the 19th at which time stump grinding will take place. The following Monday 9/22/2025 and Tuesday 9/23/2025, Arbor Pros will be removing shrubs within 5 feet of buildings. The areas where this will be the most noticeable will be beneath the primary bedroom windows. After these projects are completed, another contractor will be placing crushed rock in place of wood mulch within the 5 foot zone. This work is a continuation of our effort to make the community more fire safe and maintain our Firewise certification.
