Important Information about Short Term Rental for ALL owners

Dear Boulders Condominium Homeowners,

In the summer of 2021, many concerns were brought forward to the Boulders Board of Directors regarding the impact that short-term rentals (STR’s) had on the community. 

In response to these concerns we formed a committee comprised of six owners (four who rent as STR’s and regularly use their condo, one who is a full time resident, and another who owns but does not rent as an STR and is on the Board) with the goal of looking into the concerns and to find solutions to issues like excess noise, trash, parking, and the use of common amenities.

The following document, Boulders Short Term Rental Best Practices, is the result of a six-month exploration and conversation about the impact of STR’s, how to ameliorate the problems, and support a harmonious community at the Boulders.

Hi Boulders Owners,

The objective of this site is to provide an Owner information resource and a public face for the Community. Developed for us by our talented owner, Cathy Switzer, the website contains:

– General news
– A “Frequently Asked Questions” (FAQ) section that will help owners find answers to common questions. This section also allows owners to offer content, formatting, and design suggestions to our webmaster.

Let’s Talk Trash: Boulder’s Waste Management Options & Survey

Dear Boulders Community Homeowners, 

The Waste Management and Short Term Rental Best Practices committees sent a survey in December to the community concerning excess trash within shared Bear Bins. We have received 35 responses and would like to increase the participation rate of responders. Please respond to the quick Waste Management Survey linked below.

The following options have been recommended as possible solutions for trash overages: 

Option A: Make sure you are using the largest can permitted by TTSD (32 gallons) in your Bear Bin. Compress all trash and use the trash can lid to avoid any trash overflow. You should have room for a blue bag in your bin next to the can or on top of the lid. 

Option B: Purchase a second “Slim Jim” type of trash can to add to your Bear Bin. This must be approved by the Owner who shares your bin. You must then subscribe to the TTSD 2-can service, currently $48.93 quarterly. 

Option C: Purchase and install an additional two-can Bear Bin for your use, and discontinue use of the existing shared bin. You will need to work with the Architectural Review Committee to determine if there is a viable location for this second Bear Bin near your unit. Upon approval, you would be responsible for purchasing and installing the bin through Baker Bear Bins. The cost for purchase, installation and landscaping is estimated at no less than $1,700.  Upon completion, you must subscribe to the TTSD 2-can service, currently $48.93 quarterly. 

Option D: You keep a second trash can in your garage and arrange with a service provider to place the can outside by 6:00 AM and return to the garage by 5:00 PM on the normal service day (currently Wednesday) when you have excess trash. TTSD will bill you the overage charge (currently $5.79) each week that the can is placed out for pickup. You must label your can with your address and Unit #.

Spa Update 1/10/2022

This is a status update on the hot tub.

As of this morning, both pumps are working, the water level is correct and is auto-filling as it should, and the water is at the desired temperature.

The jets are operational but we have more work on them scheduled this week.

If all goes well, we will install a new heater within a couple of weeks. The heater replacement will take a day or two, during which time the hot tub will be unavailable.

Please remind those who use the hot tub to replace the cover after use.
