Hot Tub Status – Update 1/15/2026

Hello all,

We wanted to update the owners on the Hot Tub status after the last board meeting on 1/12/2026.

The board reviewed quotes at the meeting for replacement and made a unanimous decision to replace the spa. Based on the current timeline, construction should commence in the spring when the weather allows for concrete work. The construction and permit process will take at least 2 months and we are anticipating that the hot tub will be fully operational by June 1, 2026. In December, there were numerous leaks found in all the lines, as well as the jets, and the spa itself. There was a delay in getting quotes as this happened during the holidays.

We apologize for this inconvenience, please contact management should you have any further questions.

We will also update the timeframe once the project has been scheduled.

2025 Special Assessment – Unpaid balances moving to collections 1/1/26

Hello all,

We hope everyone had a great holiday. The board determined at the November meeting that any owners that have not paid their 2025 Special Assessment by 12/31/25 will be moved forward to collections and late fees will be applied for 12 months. ($15 x 12 months = $180 in additional late fees, plus legal and collection fees will be added to the balance) If you have been making monthly payments throughout 2025, you just need to continue to make those monthly payments on your account. 

Currently we have about 25% of the ownership who has not paid the 2025 Special Assessment for insurance. If you need to make payment arrangements or have any questions, including a statement and coupon to make the payment, please contact Management for assistance:
