Carbon Monoxide Information – Please read!

Dear Owners,

This email is being sent to ask you to make sure you have a working carbon monoxide detector in your unit. It has come to our attention that there is a potential safety concern that you need to be aware of. We have found heater exhaust vents with damaged caps, and we are working throughout the community to fix or replace these caps. While this work is ongoing it is nevertheless important to have a working carbon monoxide detector. If you don’t have one, these are simple to purchase and install.

We appreciate your attention to this matter.

Message to Owners – Account Charges

Dear Residents, 

Many of you may have noticed that there are two October 2023 charges on owner account ledgers dated 10/5/2023.  This appears to be an error made while doing the import of data from the previous management into our system and we are working on getting that fixed now.  We know this has caused some concern, especially with those who had direct deposits set up with us.  Please allow our accounting team to make the  necessary adjustments.  Your ledger should be accurate by the end of the week.

2023 Election Packet Update

Dear Boulders Community

As many of you know, the election packets sent out did not have the yellow ballot envelope included.  Thank you to those owners who brought it to our attention.   A technical error caused the envelopes to not go out with the rest of the election materials.  I have been on the phone with our mailing partner who does all of our USPS mailings and have revised our procedures & put measures in place to ensure that such an error does not happen again.  

I do apologize for any confusion or inconveniences this has caused.  Yellow ballot envelopes will be mailed out to all owners separately.  They will go out on Tuesday November 7, 2023.  You can expect to receive them by the end of the week.

Truckee Firewise Communication

Dear Boulders Community,

As you may know, Truckee is part of the Wildfire Urban Interface, WUI, in an area where there is high fire danger. Kelly Turner began this project in 2018 and dedicated a tremendous amount of time to help us become a Firewise Certified Community. She no longer lives in the community but it is important that we continue the work to mitigate our fire danger and maintain our Firewise Certification. Many insurance companies offer a discount if your property is part of a Firewise community and the work being done to maintain the certification also is becoming part of many community requirements. We apply for renewal of our certification annually and one of the components of recertification is to educate our community about fire mitigation. Some of the things we are doing to maintain our certification are listed below.

●    We are working with our landscape service to ensure we introduce new landscaping that  incorporates native plants that are not extremely flammable. 

●    We are reducing/eliminating landscaping that includes flammable plants 5 feet from all buildings and clearing the zone of debris.

●    We are trimming tree branches so they don’t hang over roofs and are limbing trees so branches are 6 feet from the ground. 

●    We plan to install appropriate screening on our roof vents that prevent embers from entering buildings and igniting a fire.

Additionally, there are some things you all can do individually. 

●    Please make sure you don’t store any items under your decks. 

●    Sign up for Code Red so that you can be well informed about any type of emergency in our community.

●    Know your Zone, which is TRK-E326 and be familiar with the evacuation route to take if there is a fire.

We plan to provide more information for you on our website and will let you know when it is posted. We are looking for a volunteer or two to work on Fire Wise tasks. It would be helpful if this could be someone who lives in the Boulders or spends a lot of time there.
