Firewise Clearing (South Boundary) completed

The tree thinning and flammable brush clearing along the south boundary has been completed. This work was necessary to retain our Firewise certification. Boulderites will notice a substantial difference on the west end where no work had been done in the past. The work on the east end was more to maintain what had been completed 3 years ago. While overseeing the work I picked up 2 garbage cans of litter and debris. I encourage all walker/hikers to keep the area clean and to pick up after your pet. Waste can be deposited into the Rec Center can/bin.

Dear Property Owners,

It is time to recruit TWO (2) new Board Members. The Board of Directors is a group of homeowners elected by YOU, the Members.  Board Members direct the administrative, social, and financial activities of the Association and they develop the operating budget each year.  Board Members make important decisions that affect all the Members.  No Experience is RequiredAs a Board Member you would need to attend the quarterly meetings and, on occasion, a Special Meeting or Executive Board Meeting.  Each homeowner elected to a position on the Board of Directors will serve a two year term.  
If you are interested,  please click on the link below for the Candidate Nomination and Disclosure form and Candidate Informational Statement form.  Submit by no later than October 15, 2024 by 12pm to be included on the ballot.  No candidate forms will be accepted after the deadline and nominations will not be allowed from the floor during the Annual Meeting. Paper and digital submissions will be accepted.

Roof Repairs Begin – 11592 Dolomite

On Sept. 3 work will begin to replace the roof on two of our buildings on Dolomite, starting with 11455 and then 11592. This project is expected to continue through the end of September. Please be aware that there will likely be increased noise and activities around the work areas during this time. We appreciate your patience and understanding as we complete these necessary improvements.

Important Community Updates

 Dear Boulders Owners,

There are some important items I’d like to bring to your attention.

  1. This year there will be two openings on the board. If you like what’s been happening, please run for the board! If you don’t like what’s happening, please run for the board!
     
  2. Now that we have a better understanding of our maintenance needs, we have significantly increased our ability to satisfy those needs. So it should be a very rewarding time to be a part of this Board of Directors. An application form will be sent during the month of September.
  3. We would like to find an owner with an accounting background who can be part of our Finance Committee. It doesn’t take much time, but it’s an essential part of the management of our homeowner’s association. Please contact Neil Perrelli if you’re interested at   neilperrelli@gmail.com.
  4. Don’t forget that we have a website:   www.truckeeboulders.com  where you can find governing documents, insurance info, Firewise certificates, and much more. The password is myhoa123

  6. Concrete work is almost complete and has focused primarily on badly spalled entryways. As this material dries very quickly, it is not expected to create a significant impact to residents.
  7. Stucco work has been completed.
  8. Todd is working his way through the community to do paint touch-up to the front-facing portions of the entryways.  
  9. We have secured a contract to replace gutters and heat tape that were removed last year.  We are investing in heavy-duty galvanized, powder coated steel that we expect will stand up to our extreme weather. Due to lead time for materials, replacement will begin around the end of September. This work should not cause much disruption to residents.
  10. A roofing contractor has gone through the community to inspect and repair damage that occurred over the past winter. We plan to do this every year to maintain the health and prolong the useful life of our roofs. 
  11. Deck painting is proceeding (slowly) and we still hope to have them completed before winter. We regret the disruption this has caused to all of us this summer.
  12. We still have about 70 owners who have not yet created an account in TownSq.   As this platform is our primary resource for submitting maintenance requests we strongly encourage you to create an account as soon as possible if you have not done so already. If you need help with the registration process, please contact us. There are instrucitons on how to register at the bottom of this message.
