REVISED Winter Weather Memo to Owners

Hi All –
When I sent out the memo about snow shoveling earlier this week, item #1 under Homeowner Responsibilities was not described properly. This has caused many owners to reach out wanting clarification. Please see the updated instructions below which has been reviewed and approved by the Board of Directors. It more clearly defines the responsibilities of the owner and should alleviate the concern.

SNOW REMOVAL / SHOVELING INSTRUCTIONS
** Updated 2/8/2024 **

The following areas will be shoveled out during and following any snowstorms:

  1. Driveways will be cleared once per day when the snowfall reaches 6″, except when there is a car in the driveway.
  2. Walkways to each home.
  3. All stairways
  4. Walkways to mailboxes.
  5. Path to clubhouse and pool shed
  6. Ramp to construction trailer.
  7. Main water box next to construction trailer.
  8. Path to all water shut off locations.
  9. Path to all electrical boxes.
  10. Water hydrants

The following areas are to be shoveled out by homeowners during and following snowstorms:

  1. Driveways – when there has been less than 6″ of snow fall
  2. Ice melt as needed on sidewalk to stairs.
  3. Rear patios or upstairs decks: no owner shall allow their upstairs deck to
    accumulate snow that exceeds the height of the handrail.

** Please be sparing as a little ice melt goes a long way and to much ice melt will damage the sidewalk as seen throughout the community. **

PLEASE USE EXTREME CAUTION! As we all know, weather in our area can become extremely hazardous within a short period of time. Please be very careful stepping out onto icy drive and walkways. Please use caution at all times.

• All property owners who are renting their units are required to make their tenants aware of the winter requirements and precautions. Unit owners are responsible for ensuring that all guests, tenants, and/or rental agents are familiar with, and abide by, the CC&Rs and Rules & Regulations.

Winter storms can cause property damage, interrupt services, and create many problems for HOAs and their residents. To ensure that all residents make it through the winter without issues, it will take a community effort. Please assist the Association with following the above guidelines. With the right maintenance plan in place, life in the HOA’s community can continue uninterrupted.

Boulders January ACH payments

Hi Boulders Owners,

If you are NOT on direct debit (ACH) to pay monthly dues, you can disregard this email.

You may have received an email from Associa today indicating that they were unable to deduct the direct debit payment for dues for January. In view of this, each of us who has direct debit needs to send a check for the January dues. (February dues will be automatically debited). You will not be assessed a late fee.

Include your account number (if you don’t have that, send me an email).

HOA Direct Debit Update

Dear Boulders Condominium Association Members,

Due to the assessments not being entered or noticed to owners before the deadline, our billing team is unable to pull Direct Debit from owner accounts for January 2024 & all owners need to send a check. Direct Debit will start again in February, it is pulled on the 5th of every month. Please note that no late fees will be charged to your account for January 2024. 

The assessments for 2024 are $490 for condos and $613 for single family homes per month payable to The Boulders.

Direct Debit Update

Dear Boulders Condominium Association Members,
