Special Assessment Resolution Notice 

Dear Owners,

Due to the recent changes in the insurance dynamics in California, our HOA has been faced with a significant increase in insurance premiums (increasing over six times the prior year amount). Similarly, HOAs across the state are also facing the same realities.

As a result, the Board has made the difficult decision to implement a special assessment resolution over the next year to cover the budget deficit.

See table below for a breakdown of the assessment amounts due starting on February 1st, 2025. We understand that this assessment will have a big impact on each of the members, and we want to assure you that this decision was not taken lightly. 

Each owner will have a seperate account number for the Special Assessment and this will be provided along with a printed statement .  We expect those to be sent out by end of next week.  The special assessment account can be linked with your current Town Square profile and paid through Town Square once you are assigned your account number.  See the link below for instructions on how to link multiple accounts under one Town Square profile registration.

2024-2025 Insurance Disclosure Statement Now Available

Dear Owners, 

Section 5300 of the Civil Code, requires that the association disclose to its owners certain information regarding the insurance policies carried by the association. Please find linked below a document pertaining to this requirement.  Please take a moment to read this document carefully as it contains information related to  your Association and may impact you or your home.

Property Insurance Renewal

Dear Boulders Owners,

I’m writing this to inform you that our Insurance company, Farmers, has informed us that they will not renew our insurance policy for the Boulders next year. Their stated reason is that they made a decision to decline to renew any policy of $100M or more. The current insurance is in force until the end of 2024.

Please be assured that we are actively engaging with both our current broker and other brokers known to our property manager Associa to find equivalent insurance. We have been told that this process will take some time, so we ask for your patience. As soon as we have more information we will share it with you.
