Update: Special Assessment Account Information

Dear Homeowners,

We want to update you regarding the Special Assessment accounts recently created for your property. While our team had planned to provide your individual account numbers by now, an unexpected internal delay has caused us to fall behind schedule. We sincerely apologize for this delay and deeply appreciate your understanding and patience as we work to resolve the issue promptly.

You will soon receive your account number along with a coupon and statement in the mail. To accommodate the delay, late fees have been temporarily turned off and will remain off until April 1, 2025, giving everyone ample time to receive and review their account information. In addition, you will receive an email from Erika Lydon providing your account numbers on an individual basis.  

The special assessment amounts are as follows:

  • Condominium Units: $1,752 (or $146.00 monthly)
  • Single Family Homes: $2,175 (or $181.25 monthly) 

If you would like to set up your payment via automatic monthly bank draft please fill out the attached form and provide an image of a voided check. You can send this directly to csscdirectdebit@associa.us or you can send to Erika Lydon, Assistant Community Manager at elydon@associasn.com. The packet must be submitted by the 20th of the month to be effective for the next month. 

You will have the flexibility to pay the assessment as a lump sum or through monthly payments. Details on the available payment methods will be included below.

We understand that this delay may have caused frustration, and we are doing everything in our power to ensure you have the information you need as quickly as possible. Your understanding and cooperation mean a great deal to us, and we are committed to addressing your concerns promptly.

Special Assessment Resolution Notice 

Dear Owners,

Due to the recent changes in the insurance dynamics in California, our HOA has been faced with a significant increase in insurance premiums (increasing over six times the prior year amount). Similarly, HOAs across the state are also facing the same realities.

As a result, the Board has made the difficult decision to implement a special assessment resolution over the next year to cover the budget deficit.

See table below for a breakdown of the assessment amounts due starting on February 1st, 2025. We understand that this assessment will have a big impact on each of the members, and we want to assure you that this decision was not taken lightly. 

Each owner will have a seperate account number for the Special Assessment and this will be provided along with a printed statement .  We expect those to be sent out by end of next week.  The special assessment account can be linked with your current Town Square profile and paid through Town Square once you are assigned your account number.  See the link below for instructions on how to link multiple accounts under one Town Square profile registration.
