Notice to Boulders members re: parking issues

Hi everyone in the Boulders Condominium complex. Our Rules and CC&Rs are there to ensure the comfort and well-being of all of our members.

In recent items there have been several vehicles illegally parked. For example, RVs are not permitted to be parked in our complex and vehicles must not be parked on the street. This restricts access in the event of an emergency. Recent issues have been with tenants rather than owners. It is the owner’s responsibility to make tenants aware of the rules.

Here are the key sections regarding parking of vehicles.
1. No commercial vehicles or boats, trailers, recreational vehicles or campers may be parked or stored anywhere in the Project in any manner visible from the Common Area or another Unit. See, CC&Rs, § 3.7(b).
2. No vehicle shall park in a red zone, fire lane or in any manner which would block access to sidewalks, private driveways, access to or from the Project, or emergency vehicle access. The Board, local fire, police, or sheriff’s departments shall have the right to immediately remove all vehicles which are parked in a red zone or fire lane. See CC&Rs, §§ 3.7(a) & (f).

Please be aware of these rules and also make your tenants aware of them.

Update on the transition to Associa HOA starting October 1st, 2023

Hello Owners:

Update on the transition to Associa HOA starting October 1st 2023.

Associa is currently preparing everyone’s account numbers so you can have access to the town square application. Once all the Financial information has been transferred by Camco  to Associa next week they can build out our financial information in their systems for the association and individual members.  When you get your account number please set yourself up.

Concerning October payments, Camco will not be collecting October ACH payments, if you have sent checks to Camco for October they will record them and transfer the money to Associa. If you have a bank transfer setup to Camco please cancel it for October going forward. If you pay via check, wait till you get your account number and coupon books before sending any checks to Associa.

If you have prepaid dues for future months that Financial information is being transferred to Associa.

Work Beginning Sep 6

Dear Homeowners,

This message is to inform you that work on our gutters and heat tape will commence tomorrow and will last roughly 1 to 2 weeks. We kindly request your cooperation throughout this process.

During this period, you may notice technicians and workers in and around your property, focusing on gutter and heat tape removal and/or repairs. To ensure the efficiency and safety of this maintenance, we ask that you and your family, guests, and tenants adhere to the following guidelines:

  1. Please avoid walking in or around the area where they are working
  2. Please do not engage with the workers while they are on-site
  3. Please refrain from requesting any additional work or services from the technicians, as their schedules are tightly planned to complete the necessary maintenance tasks

Your cooperation is greatly appreciated, as it will ensure a smooth, safe and efficient maintenance process. We apologize for any inconvenience this may cause and thank you in advance for your understanding and cooperation.
