The Boulders Roof Snow Removal Mitigation Efforts

Dear members of The Boulders,
 
With the continuing non-stop snowfall the Board requested that we add additional resources to enhance our ability to clear snow, especially where it creates a safety hazard. As a result we have more crews lined up to address more cornice and icicle work as soon as weather permits. In the meantime please take precautions to stay safe.
 
We have a crew that has been removing snow from roofs as requested. We have been prioritizing their work as follows: Ice dams that have caused interior damage, and cornices, then vent clearing, and reduction of snow load. This work continues whenever weather permits access to the roofs.
 
If you have already contacted CAMCO about a snow issue your request will be prioritized accordingly. Please report any new roof/structural concerns or water intrusion from ice dams to CAMCO  immediately. Emergencies will be handled first.

Board Election

To All Boulders Owners,

* Do you like the direction the Board of Directors has taken over the past year?

    If so, join the Board and keep it going!


* Do you dislike the direction the Board has taken?

   If so, join the Board and make some changes!


We need more people to run for the Board of Directors. You can help make our community what you want it to be. We have two openings, and only one applicant.

Please consider running. It’s easy to put your name in… just email eric@camcotruckee.com. Give a sentence or two about yourself and why you want to be on the Board.

All applications must be received by Tuesday, Nov. 1.

SECOND Vote to Approve Revised CC&Rs

Dear Homeowner,

Within a few days you should be receiving a ballot in the mail to vote on the proposed revised CC&Rs. I’m asking that you fill it out and return it as soon as you receive it. We will count votes at the board meeting on August 29 at 5:30, so we need to receive all ballots by August 26.

As you may recall, last year we took a vote on the proposed revisions to the CC&Rs, and we counted the votes in February. We needed 134 yes votes to pass, but received 133.

At least ten ballots had to be rejected, so could not be included in the final count. Reasons for rejection included:

  • Signature missing on outer envelope
  • Boulders unit address missing
  • More than one ballot in an envelope (owner has more than 1 unit)
  • Arrived too late

The Board felt that there was sufficient support for the proposed revised CC&Rs to ask for a SECOND vote. This means everyone will be sent a new ballot, and the voting begins all over. If you are a new owner since last November, this will be your first opportunity to vote.

Some questions we anticipate:

  • Are the proposed revisions to the CC&Rs exactly the same as last time?

Answer: Yes

  • How do I know what changed from the original CC&Rs?

Answer: A summary of the changes prepared by our attorney will be included with the ballot

  • How can I get a copy of the proposed CC&Rs?

Answer: A copy of the proposed CC&Rs will be included with the ballot mailed to you

  • I’m a new owner, where do I find the current CC&Rs?

Answer: You can find the current CC&Rs on our website: truckeeboulders.com under Governing Documents. In order to read all of the current CC&Rs you must look at the first 9 documents under “Current Documents”. Four start with “CC&Rs”, and five start with “Notice of Addition”. Generally items listed in the Notice of Additions apply only to the units annexed in that document. (This is confusing, and was one of the driving forces behind updating the CC&Rs, along with legal requirements.)

  • I sent in a ballot already, do I need to send in this one?

Answer: Yes, we are starting the vote all over again

  • How do I know how to fill out the ballot correctly so it isn’t rejected?

Answer: There will be detailed instructions on the ballot

All ballots will have to be received prior to our next Board meeting on August 29, so please don’t delay sending it back!
