Payment Questions

Homeowners,

We appreciate the responses to our notice about our transition from CAMCO to Associa, and understand that you will have questions about where to send your monthly payment for September and October. We appreciate your diligence in ensuring timely payments and would like to provide you with the necessary information.

Payments for the month of September will not change. At this time, we have only just begun the transition process, so have not finalized any of the administrative details that may affect the payment process for October.

Rest assured, we will be actively working on resolving this matter, and we are committed to sharing the payment information for October with you as soon as it becomes available. Our team will be diligently working to ensure that you receive the necessary details well in advance of the payment deadline.

In the meantime, if you have any further questions or concerns, please don’t hesitate to reach out to me at [email protected]. We value your commitment to timely payments and are here to assist you throughout this process.

Important News

Dear Homeowners,

Please make sure to carefully review this email, as it contains important key dates and takeaways that require your attention.

We’re happy to announce that we have entered into a contract for Property Management services with Associa Sierra North, effective October 1.

With this change we’re bringing a fresh perspective and a number of positive changes that we believe will enhance your living experience.

From improved community services to enhanced communication, there’s a lot to look forward to. Following are some of the highlights:

  • Shared Portfolio Manager (and assistant)
  • Full-time, on-site Maintenance Person (to be hired)
  • Proprietary software that allows you to:
    • Access your account any time on any device
    • Submit a work order and receive status updates on your request
    • Easily submit an architecture request
    • Review your account balance; pay online and manage your account
    • Access association documents
    • And more…

While we work on this transition CAMCO will continue to do most of the tasks they have been doing with the exception of receiving and reacting to requests from owners.

Starting this Friday, and throughout the month of September, all requests for repairs must be sent to:

                   [email protected]

This email will be monitored by a board member who will respond to your request.

We kindly ask for your attention to our upcoming messages, as we’ll be sharing important updates to keep you informed and engaged.

Your support and involvement are important as we embark on this new phase. We value your input and encourage you to reach out with any questions to our HOA President, Sheila Greathead, at [email protected] or our HOA Treasurer, Neil Perrelli, at [email protected].

Thank you for being a part of our community!

Best Regards,

Board of Directors

Gutter and Heat Tape Repair

Dear Homeowners,

We’re sending this to explain the actions the board has taken to address the water intrusion caused by ice dams over the past two years of record snow and persistent freeze-thaw cycles.

Our goal is to reduce ice dams and the corresponding leaks, and we have been spending tens of thousands of dollars each year on replacement of gutters and heat tape with no discernable reduction in ice dams.

There have been a lot of opinions offered about why we have seen ice dams at what seems to be a high rate: undersized heat tape, not enough heat tape, heat tape installed incorrectly, inability of the electrical panel to support the heat tape, bad thermostats, bad building design, not enough ice paper under the shingles, insufficient roof venting, insufficient attic insulation… you get the picture.  We have a lot of opinions but no expert advice.

This year we have engaged an alpine expert to do a thorough investigation of our roofs and provide a phased plan for roof replacements. A subsequent investigation will offer recommendations for how to most effectively mitigate the occurrence of ice dams in our community taking into account the plan for roof replacement. We expect a preliminary written report later this year.

In the meantime, our experts observe that in much of our community we have heat tape that protects the gutter, but does nothing to mitigate ice dams. Therefore, on the advice of the experts we will remove damaged heat tape and gutters, and will replace damaged heat tape and/or gutters only in a few areas where such replacement is expected to address safety issues. This work is expected to begin in early September. We will also have a contractor ready to manually remove ice dams this winter as soon as they are detected, with particular focus on those buildings/units that have experienced leaks in the past.

As your Board of Directors, we have an obligation to our homeowners to act responsibly to protect your property interest while appropriately managing the financial health of the HOA.  Our attorney has advised us that the board has an obligation to follow expert advice and a corresponding fiduciary obligation to spend your assessment dollars wisely, assessing the cost tradeoff of very expensive short-term fixes (adding heat tape, electrical panels, etc.) that may not solve the problem versus working toward a long-term solution.

We hope you’ll be patient with us while we work through this for the benefit of the entire community.

Regards,

Board of Directors

Hot Tub Update

Hot Tub Update

The hot tub has been reopened for now. A new circulation pump is on order and we hope the current pump will be able to work adequately until the new one is installed.

We will monitor the hot tub each day and if it becomes unsafe again, the “closed” sign will reappear.
