Message from the President

THE BOULDERS CONDOMINIUM ASSOCIATION

– MESSAGE FROM THE BOARD OF DIRECTORS –

Dear Boulders Owners,

Several items of importance:

Board Election
We will have two seats open on the board this year. Please consider volunteering your time for the community. We need to have an engaged board to continue to make progress. The application form has been posted on TownSq and has been mailed to you. Deadline to apply is October 15.

Winter Reminder
Overnight temperatures are beginning to fall. Keep your thermostat at minimum 55 degrees to avoid freezing of the pipes.

Maintenance
Over the past decade or so our previous property managers struggled to find sufficient resources to adequately maintain our property. As a result, maintenance lagged, and we now have a LOT of work to be done. We’ve added a full-time maintenance person and are utilizing outside contractors, and as a result have done a lot of catch-up maintenance this summer. However, it is simply not realistic, both physically and financially, to be able to catch up on all of it in one year.

I am asking for your patience with this process. As I’ve been communicating, we have entered a multi year, multi-phase period. We have started concrete repair, roof replacement, and deck repair and refurbishment. Gutters and heat tape will be replaced in October. Our plan to do touch-up paint on buildings faltered a bit, partly because the decks were in such bad shape. Todd has started painting front-facing surfaces on entryways…landings will have to wait. Our Firewise Committee has added address labels to our bear boxes and cleared the brush on our southern side. They are working on the removal of dead trees.

We understand that there are still landings and stairs and sidings to paint, and more decks and railings and concrete to fix. Bear boxes need paint and…well, I think you get the picture. These and other maintenance activities will all continue next year, to the extent that we can afford them. We will continue to prioritize safety issues.
Please be kind to Todd (our maintenance person) and the people who work on our property. They are only there to help us.

Vandalism
We continue to have instances of vandalism at the pool and hot tub. We have fixed some of the entrance weaknesses but we still need to have owners keep an eye on it and report people damaging this area. We continue to investigate the appropriate level and type of security cameras.

Interior Changes
Please remember that if you plan to have work done on the interior of your unit it must be done by a contractor licensed in California and Insured. If you plan to make any changes to the interior of your unit, consult the CC&Rs, Article III. In many cases you must fill out an Architectural Request Form before you begin work. If you are in an upper unit you may NOT replace carpet with another material unless you receive approval from the Architectural Committee.

All of this is clearly articulated in the CC&Rs and the Rules. It is the owner’s responsibility to read and follow our CC&Rs and Rules. Both are posted on our website: truckeeboulders.com

Please make requests for maintenance through our TownSq app. If you haven’t signed up, please do so…we are available to help with this.

Firewise Clearing (South Boundary) completed

The tree thinning and flammable brush clearing along the south boundary has been completed. This work was necessary to retain our Firewise certification. Boulderites will notice a substantial difference on the west end where no work had been done in the past. The work on the east end was more to maintain what had been completed 3 years ago. While overseeing the work I picked up 2 garbage cans of litter and debris. I encourage all walker/hikers to keep the area clean and to pick up after your pet. Waste can be deposited into the Rec Center can/bin.

Board Candidate Nomination Form

The Boulders Condominium Association Board Candidate Nomination Form
Dear Property Owners,

It is time to recruit TWO (2) new Board Members. The Board of Directors is a group of homeowners elected by YOU, the Members.  Board Members direct the administrative, social, and financial activities of the Association and they develop the operating budget each year.  Board Members make important decisions that affect all the Members.  No Experience is RequiredAs a Board Member you would need to attend the quarterly meetings and, on occasion, a Special Meeting or Executive Board Meeting.  Each homeowner elected to a position on the Board of Directors will serve a two year term.  
If you are interested,  please click on the link below for the Candidate Nomination and Disclosure form and Candidate Informational Statement form.  Submit by no later than October 15, 2024 by 12pm to be included on the ballot.  No candidate forms will be accepted after the deadline and nominations will not be allowed from the floor during the Annual Meeting. Paper and digital submissions will be accepted.

Roof Repairs Begin – 11592 Dolomite

On Sept. 3 work will begin to replace the roof on two of our buildings on Dolomite, starting with 11455 and then 11592. This project is expected to continue through the end of September. Please be aware that there will likely be increased noise and activities around the work areas during this time. We appreciate your patience and understanding as we complete these necessary improvements.
