Welcome to The Boulders
This is my first time living in a multi-family housing community, with shared common areas. What do I need to know about being a good neighbor? | Welcome! Successful community living is dependent on being respectful of our neighbors, our vendors, and abiding by the governing principles of the Community. Take time to review the Courtesy Reminders, as well as the CC&Rs (pdf) and the Rules & Regulations (pdf) provided with your purchase disclosures. |
Who is responsible for the care & maintenance of The Boulders? | Per the ByLaws, Section 5.1, the property, business and affairs of the Association are governed and managed by a Board of Directors. In turn, the Board of Directors has entered into a contract with the Associa Sierra North (effective Oct 1, 2023), to provide property management services. |
When are the Board Meetings? | Regular Board Meetings are held Feb, May, Aug and Nov, on the 3rd Wednesday of the month. Note: Dates are subject to change with prior notice to owners. Notice of Meetings and Agendas are sent to all homeowners in advance, and all homeowners are encouraged to attend. |
When is the Annual Homeowners Meeting? | The first Saturday in December |

I’ve just purchased a unit, who do I contact for repairs inside my unit? | Homeowners of resold units, i.e. purchased from an existing owner, refer to the Rules and Regulations, Section K, Owners’ Obligations to Maintain and Repair. Then contact an appropriate repair company. Homeowners of new units, i.e. purchased from the Developer, refer to your Boulders Owner’s Manual > Service Requests during the First Year of Ownership. |

Waste Management
When is the garbage picked up? | Every week, on Wednesday |
Where to I put my blue recycle bag(s)? | The bag should be placed beside your garbage can, inside the Bear Bin, on your normal garbage service day, do not place blue bags in a can. More info from TTSD ↗ |
I’m getting billed for trash overages which are not mine. What can I do? | • Speak with your neighbor who shares the Bear Bin and determine ownership of the excess garbage • Contact Tahoe Truckee Sierra Disposal ↗ for corrected billing. TTSD sometimes takes a photograph of the overage, and sometimes the incorrect unit gets the overage charge. Compare their photograph with your Bear Bin and enclosed garbage cans. • Review this Waste Management Presentation (PDF) |
How can I ensure that bear bin is only utilized by the appropriate units (mine and my upstairs/downstairs neighbor?) | You could remove the key from the bin and purchase a second key for the shared user. TTSD personnel use their own key to access the Bear Bin contents. |
What constitutes a trash overage? | From TTSD, Keep Truckee Green: You may receive an extra trash-overage charge for: • Materials (trash or blue bags) that exceed the height of your trash can • An extra can is used — even for blue bags! To avoid overage charges, place blue bags next to the can, not inside it. • Cardboard or additional trash is left outside a can. (Instead, place cardboard in a blue cart or securely fastened blue bags.) • Non-recyclables placed in a blue bag for recycling. See the full list of “What is Recyclable” here. |
Pool, Spa and Fitness Facility
When can I use the pool, spa or fitness facilities? | Both the Spa & Fitness Center are available year round, 7 days a week, 6 AM–9 PM NOTE: Replace the Spa cover after use, this helps with maintenance and saves on utility costs. The Pool is open seasonally, usually June to September, 7 days a week, 6 AM–8 PM |

May I bring my dog to the pool? | Pets are not permitted in the Pool or Spa enclosures or Fitness facility. Please review Rules and Regulations, Exhibit B (Page 30), for more information. |
Winter Living
What do I need to do to maintain my home, especially during the winter months? | Owners must maintain their unit’s heat at 55°F at all times to reduce the potential for water damage from frozen pipes. If your property is not being used on a regular basis, we recommend you have it checked periodically to be sure the heat is on, or in some cases, you may decide to drain your pipes and turn your water off. This is especially important in the event of extended power outages. All exposed pipes should be wrapped with insulation. |
There’s a power outage, how can I heat my unit? | All Boulders units have gas fireplaces. Some fireplaces have accommodations for battery-powered ignition capability, manually and/or via a thermostat. Check the Owners Manual for your particular fireplace. |
Ice is accumulating in my walkway, what do I do? | Snow and ice are part of life in the mountains. Ice Melt is provided at each entryway for your use. If you run out, contact the property manager via TownSq for a refill. Notify the property manager of any snow safety or life safety issues |
How often will the Community get plowed during a snow storm? | The Community is scheduled to be plowed once per day when snowfall reaches 6 inches or more. This includes driveways and guest parking. |
What are my responsibilities for snow removal? | The snow removal company clears roads, driveways and when available, guest parking. Homeowners must clear the area in front of their Bear Bin. Tahoe Truckee Sierra Disposal will not clear snow to access the Bear Bin. Note: in heavy snow situations, guest parking may need to be used to store snow cleared from the roads and driveways. |
The fire hydrant is covered in snow, who is responsible for uncovering it? | Homeowners may certainly clear the snow from the fire hydrant. Truckee Fire Representatives have assured us that clearing around the fire hydrants is a “nice-to-have” in our Community, but their trucks carry sufficient water to initiate fire suppression activity until the hydrant can be exposed for use. |
The snow plows created great snow piles and mounds, they look great for sledding! | Do not play around or climb any of the snow storage piles, especially when the snow removal team is clearing the roads and driveways. Utilize parks and trails in Truckee or visit one of the following areas dedicated to snoplay: Snowplay Shoreline Park (Donner lake) Donner Summit California State Snopark Tahoe Donner Downhill Ski Resort Truckee River Regional Park |

Why does The Boulders Condominium Association have two websites? I just want to pay my monthly homeowner’s assessment. | This site, truckeeboulders.com, has past and current content for “daily living” at The Boulders, such as easy reference for “Who to call for Emergencies”, how to be a good neighbor within The Boulders, local references for the Town of Truckee, playing in the area, living with bears, and several years’ worth of “messages to owners”. TownSq has your account billing information, as well as online maintenance requests and status, and owner messages since Associa started managing the Community (Oct 2023). |
